Move-in Checklist

First Month's Rent & Security Deposit

Your first month's rent check and security deposit are both due at the lease signing. Confirm the amounts with our team in advance.

Move-in Date & Inspection

We will provide all initial information about your move-in at the lease signing, as well as upcoming inspection information. Please download and complete the inventory & condition form, taking the time to note any issues inside your rental home. Provide this to our team within 72 hours of the lease signing.

Utilities

All utilities for your rental property must be placed in your name immediately upon signing the lease. Keeping these accounts current is one of the stipulations of your lease agreement with us.

Make sure to handle this quickly, as failure to get utility accounts into your name could result in lost access. You will be responsible for any fees associated with turning utilities back on in the home.

Move-out Checklist

Notice of Intent to Vacate

Planning to move out of your rental home? Please check your lease to determine the official move out date.

We ask that you give us at least 60 days written notice of your intent to vacate so that we can begin preparing for a new tenant. If you have any questions about this, get in touch with our team.

Property Condition

Before your home is returned to us, you must bring it back to rent-ready condition. To do this, please address the following items:

Rental Cleaning: Your rental property should be throughly cleaned, with all possessions and garbage removed from the premises. Carefully sanitize all hard surfaces, wipe down walls and windows, and vacuum/mop/sweep the floors. You'll also want to review the inventory form you completed at the beginning of your lease to make sure everything looks the same as when you arrived.

Landscaping & Outdoor Areas: If you are responsible for lawn care, please handle your landscaping responsibilities once more before vacating the premises. There should be no personal belongings or unwanted items left in the yard when you vacate.

Repairs: Make sure to patch nail and screw holes, replace burnt lightbulbs, and repaint any discolored or damages walls before you move out. If more substantial damage occurred during your stay, contact our team to find an amicable resolution.

Security Deposit

Your security deposit covers any damage that might occur during your stay. After you vacate the premises, our team will perform an inspection of your unit and refer to the inventory and condition form you provided at move-in. If we identify any new damage, we will make repairs and deduce any related expenses from the deposit. The remainder will be returned to you.

Please remember, your security deposit cannot be used to pay your final rent bill. Failure to pay your rent may result in administrative fees and legal action.
